CONSTRUCTION MONITORING
zumBrunnen provides unbiased, independent oversight and monthly reporting of construction projects ranging from start up CCRC’s, high-rise offices and residences, to community expansions and renovation projects. This service begins prior to financial closing and continues through completion of the project.
FACILITY ASSESSMENT
The facility assessment (Property Condition Survey) provides an invaluable service for the acquisition or disposition of a property. zumBrunnen’s objective inspections are comprised of thorough interviews and visual inspection of a property’s physical condition and integrity of the site improvements, building structures, systems, and finishes. Evaluations and reports are intended to identify deferred maintenance, design deficiencies, mitigate code and life safety issues and reduce maintenance costs to improve marketability of the property.
CAMPUS WIDE FACILITYFORECAST®
zumBrunnen’s Campus Wide FacilityForecast® provides owners and managers with a plan to preserve the property for the remaining life-term. This is achieved by identifying repairs, improvements, capital replacements and establishing replacement schedules. The service is a comprehensive assessment of all components on a property with an effective useful life (EUL) of more than one year and a cost of more than $1,000.00. The FacilityForecast® software is a user-friendly forecasting tool that allows an owner to dynamically maintain the capital replacement budgets for easier modeling and greater decision making.
